What is a structural investigation and when do you need one?
A structural building investigation is a thorough inspection of a property’s physical condition, carried out by a certified building expert. It helps prospective buyers identify hidden defects and estimate future repair costs. From the fuse box to the roof, the plumbing to the foundation—everything is checked for potential issues, giving you peace of mind before you commit to buying a home.
Why consider a structural survey?
While not mandatory, a structural survey can save you a substantial amount of money. It provides a clear overview of immediate repairs, long-term maintenance, and optional upgrades. The cost typically ranges from €300 to €600 depending on the size of the property. In some cases—such as with a mortgage backed by the National Mortgage Guarantee (NHG)—a survey may be required.
When should you get the survey done?
Ideally, the survey should be conducted before making an offer. This helps ensure you’re not overpaying. If that's not possible, it can take place after verbal agreement but before signing the purchase contract. Another option is to include a "subject to survey" clause in the contract, which allows you to back out if repair costs exceed a certain amount.
The structural report
After the survey, you’ll receive a detailed report with photos, descriptions, and cost estimates. These are typically divided into immediate costs (urgent repairs), medium-term costs (within five years), and optional improvements. This report offers valuable insight and helps you make a well-informed offer.
Foundation issues: an increasing concern
Foundation problems are an increasing risk, especially in regions with peat or clay soil. Falling groundwater levels can cause wooden piles to rot, leading to subsidence and cracks in walls and floors. Warning signs include sticking doors and sloping floors—clear indicators that further inspection is needed. Repairing foundation issues can be extremely costly and is often not covered by insurance, making early detection essential. Curious if your home is at risk? What if the survey reveals serious issues?
If the survey uncovers more problems than expected, you can cancel the purchase or renegotiate the price and conditions. If your purchase agreement includes a survey contingency, you can withdraw from the deal if repair costs exceed the agreed threshold.
Make sure to hire a certified expert
Always choose a recognized inspection company—ideally one that is affiliated with the BVBK or approved by NHG. This ensures you receive a reliable and accurate report.
